West Chester area rental information and resources.
The West Chester area has a ‘tight’ rental market meaning that demand is outstripping supply. The rental market moves much quicker than the sale of houses. In July of 2019, using the last 6 months of data, Chester County rentals had a ‘days on market’ of 34 days compared to the average ‘days on market’ of a residential sale of 63 days.* Thus, many landlords do not ‘list’ their homes and apartments to find prospect tenants and instead rely on their own websites, signs, ads and listing boards.
Therefore, if you are looking for a rental, you may want to consider the resources below to find available properties. I have also assisted many tenants in their search, using listed properties. Typically, these are tenants that are relocating, may not know the area, and/or have a short time frame to line up acceptable housing. If that service is something of interest, just contact the real estate Ron at 610.299.9850.

Rent to Own
There’s a new type of landlord in the area. These investors have a focus on finding and purchasing a home, identified BY THE TENANT. They then put that tenant in the home on a rent-to-own basis. This is perfect for Buyers’ that need more time to document income, increase their credit score or expect bonus/ overtime to qualify for their loan.
Temporary / Furnished Housing
With more than 7 locations in PA and NJ, including West Chester, Downingtown and Malvern, Ave has a lot of options for temporary housing. A typical use for this type of rental housing is a relocation to the area/ Chester county. Or, if one completes the sale of a home prior to purchasing or completing a home purchase. ** A ‘listed’ property is one that is advertised for rent using the MLS (multiple listing service) and offers compensation to the TENANT’s real estate agent (my role or how I help) with that compensation paid for by the owner / Landlord.* Source: Bright MLS
